Frankfurt gains another 16MW of capacity

Maincubes has completed the first construction phase of its FRA03 data centre near Frankfurt, bringing new capacity into operation as cloud providers, high-performance computing users, and artificial intelligence developers compete for increasingly constrained European infrastructure.

The finished facility is designed to provide 16MW of IT capacity across 7,680 square metres of technical space, divided among six IT rooms on three floors. Maincubes began the first phase of construction in late 2024 and expects the second phase to be completed during 2026 or 2027.

FRA03 is located in Schwalbach am Taunus on a former Samsung site and supports both air- and liquid-cooled equipment. Its carrier-neutral design allows customers to select connectivity providers, while the building is intended to accommodate conventional enterprise systems alongside denser cloud, AI, and high-performance computing installations.

Maincubes says the site will be supplied entirely through renewable electricity backed by a long-term power purchase agreement. Waste heat is also expected to feed into a local heating network, although the amount that can be used will depend on nearby demand, network construction, and the operating temperature of the cooling system.

Frankfurt capacity remains difficult to secure

Frankfurt has developed into one of Europe’s most important data-centre markets because of its financial sector, central location, extensive fibre infrastructure, and proximity to the DE-CIX internet exchange. Those advantages have also concentrated demand in a region where suitable land, electrical connections, and planning capacity are under pressure.

Germany already has more than 2,000 data centres and the largest installed IT power demand in Europe, according to government research. Frankfurt accounts for a substantial part of that estate, and local authorities have increasingly required operators to address building efficiency, land use, and the recovery of waste heat.

Completing a facility consequently does more than add floor space. It delivers power, cooling, security, and network connections that have passed through a lengthy planning and construction process, allowing customers to install systems without waiting for an entirely new campus to obtain a grid connection.

FRA03’s 16MW capacity remains modest beside the largest hyperscale developments, several of which are now proposed at hundreds of megawatts. Smaller operational increments can still be commercially valuable when customers need regional capacity, regulatory certainty, and access to multiple network providers without committing to an entire privately operated site.

Maincubes presents its German ownership and European locations as an answer to concerns about data sovereignty. Keeping systems within the EU can help customers meet location and contractual requirements, although the nationality of a building owner does not settle questions concerning software providers, encryption keys, corporate control, or foreign legal access.

The operator is planning a larger estate

The company is already preparing further expansion beyond FRA03. Its stated pipeline includes a proposed 40MW FRA04 facility in Frankfurt, a 75MW FRA05 development, and a Berlin campus expected to provide between 144MW and 186MW, depending on its eventual design.

Across operating and planned locations, Maincubes describes a portfolio exceeding 400MW. Delivering that pipeline will require far more than construction capital, because German data-centre growth is closely tied to the availability of generation, substations, transmission infrastructure, and long-term agreements with utilities.

As Germany’s data-centre market spreads onto sites shaped by the energy system, operators are increasingly selecting locations according to grid access rather than proximity to traditional business districts alone. Frankfurt retains exceptional connectivity, but its infrastructure advantages do not exempt new projects from power constraints.

Renewable electricity contracts can help match annual consumption with generation, although they do not ensure that renewable power is physically available at every hour of operation. Waste-heat schemes face a similar implementation gap: the heat must be at a usable temperature, and local networks and customers must exist before recovery equipment can produce a practical benefit.

FRA03 nevertheless arrives as a completed asset rather than another capacity announcement. Customers can evaluate an operating building, examine its cooling and security arrangements, and begin installing equipment while the wider European market remains crowded with projects that may take years to reach service.

The next commercial test will be occupancy. Maincubes has not disclosed anchor customers or contracted utilisation for the first module, and a technically complete facility creates value only when customers fill its rooms and sustain the economics of its power and cooling systems. Frankfurt has no shortage of prospective demand, but operators are still competing over price, reliability, connectivity, and access to the electricity required to turn available space into functioning compute.
