Microsoft is developing plans for a new data centre at Langley Business Centre near Slough, returning a long-discussed site to the infrastructure pipeline while leaving its eventual computing capacity, electricity demand, and construction timetable undisclosed.

The company held community information sessions at Langley College on 14 and 15 July and has published the presentation boards used during the consultation. Microsoft says the proposal includes one data-centre building containing technical halls, offices, and supporting facilities, alongside a substation that would require a separate planning application.

Conceptual plans place the building at a height of about 26.1 metres, rising to a maximum of 28.5 metres around its administrative sections. Boundary trees would be retained to screen parts of the development from nearby homes, while feedback gathered during the consultation will be considered before a proposal is submitted to Slough Borough Council.

The site has previously received outline permission for data-centre use. An earlier scheme combined a much larger technical building with offices, shops, community space, and 60 affordable homes, but Microsoft says its current proposal is different and focused on data-centre development.

A proposal without a capacity figure

Microsoft has not disclosed the planned IT load, gross electrical requirement, floor area, water demand, cooling design, or expected number of operating jobs. Without those figures, the project cannot yet be compared meaningfully with other large developments planned around Slough and west London.

Data-centre announcements are often described through building size, but electricity capacity determines how much computing equipment can operate inside. A large structure may be delivered in phases, while the final IT load depends on grid connections, substation capacity, cooling systems, and the density of the installed hardware.

The separate substation application will consequently be central to the project. Securing land and planning consent for a building does not guarantee that sufficient electricity can be delivered on the required timetable, particularly in a region where new data centres, housing, transport, and wider electrification are competing for network capacity.

Slough is already the UK’s largest concentration of data centres, with facilities operated by companies including Equinix, Virtus, CyrusOne, and Yondr. The cluster offers extensive fibre connections and proximity to London customers, but each additional development adds to pressure on substations, transmission infrastructure, and local planning resources.

Microsoft is expanding across Britain

The Langley site forms part of a broader UK infrastructure programme. Microsoft has committed $30 billion to British operations between 2025 and 2028, including $15 billion of capital expenditure on cloud and AI infrastructure, and it is nearing completion of new facilities in Acton and Newport.

The company has also partnered with Nscale on a large AI supercomputer and has proposed or acquired further sites elsewhere in the country. That expansion is intended to support growing demand for Azure and artificial intelligence services, although adding physical capacity requires a much slower process than releasing new software.

Land acquisition, consultation, planning, grid agreements, procurement, construction, and commissioning can take years. Meanwhile, changes in chip design can alter rack densities and cooling requirements before a facility becomes operational, forcing developers to design electrical and mechanical systems for hardware that may not yet be commercially available.

Techopia has examined how Europe’s AI ambitions are colliding with the power system, as infrastructure plans move faster than generation and network upgrades. Langley sits within that broader constraint, even though Microsoft has not published enough information to quantify its effect.

Local benefits require firmer commitments

Microsoft established a Data Center Academy with Langley College in 2025, creating a local training link before the current project enters planning. Skills programmes can widen access to technical careers, although the number of permanent jobs created by data centres is generally lower than the employment required during construction.

The eventual planning application will need to explain how the development relates to local employment, traffic, noise, visual impact, energy infrastructure, and the earlier expectation that affordable housing could form part of the site. Removing the residential element may simplify the technical project, but it also changes the balance of public benefits attached to redevelopment.

Environmental claims will require similar detail. Microsoft has company-wide targets to become carbon negative, water positive, and zero waste, yet the performance of an individual facility depends on its electricity procurement, construction materials, backup power, cooling technology, and interaction with the local grid.

Retaining boundary planting and consulting residents are conventional early planning measures rather than evidence that those operational effects have been resolved. More useful information will arrive with the application’s energy statement, transport assessment, environmental studies, and proposed planning conditions.

Microsoft has confirmed its interest in Langley and outlined the physical shape of a potential building, but it has not committed to a start date or published the capacity behind the proposal. The project will become a substantive addition to Britain’s AI infrastructure only when planning, power, and construction plans move beyond consultation boards and into enforceable commitments.
